Falling behind on the mortgage is stressful, and the letters only get scarier. If you’re behind on payments or you’ve received a Notice of Trustee’s Sale, you still have options, and selling the house before the sale date is one of them. Pima County Home Buyer buys houses for cash across Tucson and Pima County, and we can often close in time to get ahead of the trustee’s sale.

How foreclosure usually works in Arizona
Most Arizona home loans use a deed of trust, so most foreclosures here go through a trustee’s sale instead of a court case. In general:
- After missed payments, the lender sends notices and may record a Notice of Trustee’s Sale with the county.
- The sale generally can’t happen until at least 90 days after that notice is recorded.
- Until shortly before the sale (generally 5 p.m. on the last business day before it), you may be able to stop it by catching up on what’s owed, called reinstatement.
- Selling the house before the sale date pays off the loan at closing and may protect the equity you’ve built.
This is general information, not legal advice. If you’ve received foreclosure notices, consider talking with an Arizona real estate attorney or a HUD-approved housing counselor about all of your options.
When a cash sale makes sense
- You’ve fallen far enough behind that catching up isn’t realistic.
- The house needs repairs you can’t afford, which makes a traditional listing hard.
- There isn’t time for showings, inspections and a buyer’s loan approval before the sale date.
- You’d rather walk away with your equity than lose it at auction.
If you can realistically catch up or work out a loan modification with your lender, that may be the better path, and we’ll tell you so.
How selling to us works
- Tell us about the house. Call, text or fill out the form. A few minutes is all it takes.
- We take a look. We walk through the house with you, in person, and answer your questions.
- Get a clear cash offer. No obligation, no pressure. If it works for you, you pick the closing date.
- Close with an Arizona title company. Escrow handles the paperwork and pays off any mortgage or liens, and you get your money at closing.
Foreclosure questions
How fast can you close?
It depends on the title work, but we move quickly when there’s a sale date. Tell us the date on your notice when you call.
What if I owe more than the house is worth?
We’ll be honest about whether a sale can pay off the loan. If it can’t, talk with your lender and an attorney about other options.
Will the lender’s fees come out of my sale?
The payoff amount from your lender, including any late fees, is paid from the sale proceeds at closing through escrow.
